Trees, Shrubs, and Pests: The Fall Cleanup Tasks Property Owners Skip

Grounds and exterior maintenance guidance for property owners in Pittsfield, the Berkshires, and across New England

Gutters and furnaces usually make it onto the fall maintenance list. Trees and pests rarely do, which is why two of the most avoidable winter losses we see involve a limb that came down under snow load and a rodent problem that started at a gap in a foundation wall.

Prune Before the Snow Arrives

Walk your property and look up. Are branches overhanging the building? Are limbs rubbing against siding, brick, or a roof edge? Do any trees show dead wood, splits at the crotch, or a lean that was not there last year? Heavy wet snow and ice accumulation add enormous weight to branches that already carry stress, and a limb that fails at two in the morning can take out a roof section, a parked vehicle, or a service line.

Address these conditions before the ground freezes. Clearance from the building envelope matters most, because branches that rub siding open the way for water and pests, and branches directly over a roof drop debris that clogs the drainage you just cleaned.

Hire a qualified arborist rather than handling large work yourself. UMass Extension has documented the serious injuries that result from ladder and roof pruning accidents during fall cleanup, and the risk simply is not worth the savings. A licensed contractor carries their own insurance, and their certificate of insurance should be on file with you before work starts.

Seal Entry Points Before Pests Move In

As temperatures drop, rodents and insects seek the warmth of indoor spaces and become a genuine nuisance in commercial buildings. A mouse does not need much: a gap under an overhead door, a crack in the foundation, an unsealed utility penetration, or a worn door sweep.

Conduct a thorough inspection of the exterior at ground level and seal every opening that you find. Document what you seal and when, so next year's inspection starts from a known baseline. Where infestation is already established, or where your operation involves food service, hospitality, or tenant residential space, scheduling a professional pest control company is money well spent. A single health inspection finding or tenant complaint can cost far more than an annual service contract.

The Liability Side of Grounds Maintenance

Grounds conditions are also a general liability exposure. Overgrown vegetation obscuring walkways and parking areas, poor lighting hidden behind untrimmed shrubs, and debris left in traffic paths all contribute to slip and fall claims once ice and early darkness arrive. In the Berkshires, where winter days end by four thirty, sight lines and lighting matter enormously.

Massachusetts also holds property owners responsible for reasonable snow and ice removal, so clearing the way for your plowing and shoveling contractors before the first storm is a practical step, not just a cosmetic one. Note where snow will be pushed and confirm that piles will not block hydrants, exits, or drainage.

How We Help

We can review your general liability and property coverage together, discuss how your maintenance contracts and certificates of insurance affect your exposure, and identify gaps before winter tests them. We also work with regional carriers that publish seasonal property preservation materials, which we are glad to share with clients at renewal.

Let's Talk Before the First Storm

Get in touch and we will review these fall property preservation tips and set some aside time to review your existing coverage as well. We would much rather spend twenty minutes with you in October than an afternoon on a claim in January.
